The $2 Billion “Ghost Tower”: Why 111 West 57th Street Sat Nearly Empty

In the heart of Manhattan’s Billionaires’ Row stands 111 West 57th Street — also known as Steinway Tower — the fourth tallest building in the United States and the thinnest skyscraper ever constructed. With a staggering 24:1 height-to-width ratio, the building rises 1,428 feet into the sky while occupying a footprint so narrow it appears almost impossible.

To grasp its proportions, imagine balancing the Eiffel Tower on a dining table.

The tower cost approximately $2 billion to develop. Yet after completion, sales lagged. Apartments priced at $20 million and above struggled to find buyers. For years, much of the building remained dark, earning it an unflattering nickname: the “Ghost Tower.”

The reasons behind that emptiness are a mix of radical engineering, financial turmoil, and the physical realities of living inside an architectural experiment.

Most skyscrapers rely on their sheer weight to resist wind forces. Gravity keeps them grounded. But Steinway Tower is so slender that strong winds can create uplift forces — meaning parts of the foundation could experience tension rather than compression.

To counteract this, engineers drilled approximately 200 steel anchors nearly 100 feet into Manhattan’s bedrock. Think of them as enormous tent stakes holding down a 1,400-foot needle.

The structural system is dominated by two mᴀssive concrete shear walls running the full height of the building. The concrete used reaches strengths of 14,000 PSI — nearly three times stronger than what’s typical in conventional construction. At the base, walls measure up to 36 inches thick, tapering to 16 inches higher up to preserve valuable sellable space.

In a building where every square foot commands millions of dollars, inches matter.

Super-slender towers face a serious enemy: vortex shedding. When wind flows around a rectangular structure, it creates alternating swirls that can cause oscillation. If that oscillation matches the building’s natural frequency, resonance can occur — potentially catastrophic in tall structures.

Engineers deployed multiple solutions:

  • A stepped, feathered profile that disrupts wind patterns.

  • A textured terra cotta façade designed to create micro-turbulence.

  • Three “blow-through” floors — open mechanical levels that allow wind to pᴀss through the structure instead of pushing against it.

At the top sits an 800-ton tuned mᴀss damper — a mᴀssive pendulum hidden in the crown. When the building sways in one direction, the damper swings in the opposite direction, absorbing energy and reducing motion.

But here’s the critical detail: it reduces movement. It does not eliminate it.

In high winds, upper floors can sway several feet.

There are only 59 residences in the building, many occupying full floors. The four-story penthouse has been listed for around $110 million. Interiors include marble bathrooms, rare woods, private amenities, and panoramic views.

But living in a building with a 24:1 aspect ratio comes with consequences.

When the tower moves, materials inside can shift and rub against one another. In similar ultra-slender buildings nearby, residents have reported creaking, banging, and vibration noises during storms. Elevator systems in swaying towers can oscillate. Plumbing systems must pump water at extreme pressure to reach upper floors.

And then there’s ice.

In 2022, falling ice from upper levels reportedly injured a motorist below. At this height, ice becomes a high-speed projectile. Earlier, in 2020, a tower crane during Hurricane Zeta spun and struck parts of the structure, scattering debris and forcing street closures.

In buildings this tall and thin, margins for error are razor thin.

If the engineering was daring, the financing was even riskier.

The project involved multiple developers and a highly leveraged capital stack, including hundreds of millions in construction and mezzanine loans. Costs escalated, particularly related to crane operations and extended timelines.

Disputes erupted among partners. Investors alleged budget misrepresentations. A mezzanine lender eventually initiated a strict foreclosure, wiping out a major equity stakeholder’s investment — reportedly tens of millions of dollars.

Years of lawsuits followed. Legal battles mounted. Even after completion, the financial strain lingered.

Meanwhile, luxury condo demand cooled. Global market shifts, pandemic-era uncertainty, and an oversupply of ultra-luxury inventory slowed sales. Units listed for $21 million reportedly closed for closer to $18 million. It took years before momentum returned, with a cluster of sales finally closing in 2024.

111 West 57th Street is undeniably an engineering achievement. It demonstrates what modern materials, wind modeling, and structural analysis can accomplish. Anchored to bedrock with ultra-high-strength concrete and stabilized by one of the heaviest residential dampers ever installed, it stands as a monument to technical ambition.

But as a commercial product — and as a place to live — it reveals the trade-offs of pushing design to extremes.

Ultra-slender towers maximize views and prestige while minimizing land footprint. Yet they amplify construction risk, financing complexity, and occupant discomfort potential. When market conditions soften, that risk becomes painfully visible.
